STATE OF GEORGIA COUNTY OF PEACH NOTICE OF SALE UNDER POWERBecause of a default under the terms of the Security Deed executed by Michael Edwards to Mortgage Electronic Registration Systems, Inc., as nominee for Citibank, N.A. its successors and assigns dated April 28, 2014, and recorded in Deed Book 512, Page 706, Peach County Records, said Security Deed having been last sold, assigned, transferred and conveyed to CitiMortgage, Inc. securing a Note in the original principal amount of $31,687.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, May 2, 2017, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit:One house and lot with all improvements located in the Ganoville Section of the City of Fort Valley in the State of Georgia, County of Peach, and being part of the lot bought by W. B. Dyes from frank Harrison in 1916 and being the same property conveyed by Warranty deed from C. D. Davis, Sr.., to Mabel Davis on December 11, 1925. Said lot fronting on South Macon Street (now State University Drive) 83 feet and for more particular bounding, start at a point 100 feet northeast of Mill Street and run thence in a northerly direction a distance of 83 feet; thence in an easterly direction a distance of 118 feet; thence in a southerly direction a distance of 83 feet; thence in a westerly direction a distance of 116 feet to the point or place of beginning.Said lot is a part of the lot described as Lot No. 18 in a plat made by G. W. Killen for F.W. Gano, and is the same lot purchased by C. D. Davis, Sr., from V. L. Brown. The description shown is that shown in a deed from C.D. Davis to Mabel Davis as first referenced to above.
